One Broadgate is one of the most ambitious commercial developments to complete in the City of London, delivering 400,000 sq ft of Grade A office space for British Land and GIC, adjacent to Liverpool Street Station. Designed by Allford Hall Monaghan Morris, the building completed in 2025 to BREEAM Outstanding.
“We are delighted to reach this significant milestone with 1 Broadgate, delivering another best-in-class office development into a supply-constrained market, where demand for premium office space remains exceptionally high.”
David Lockyer, Head of Development, British Land
SAS worked closely with the project team and main contractor Sir Robert McAlpine to deliver ceiling and wall finishes across the reception and circulation spaces. The design of One Broadgate is rooted in an earthy, autumnal palette, carried through from the external aluminium fins into the interior. The ceiling specification needed to support this continuity across both reception and adjoining areas.
A hybrid SAS205 and SAS200 hook-on system with OB50 oblong perforations was used throughout the reception and connecting lift lobby, finished in RAL 8022 Black Brown. In the reception, SAS205 panels were also used around the perimeter, cut and detailed to follow the structural beams, ensuring a precise fit around the building’s structural form. In the reception, the ceiling sits above a double-height space filled with natural light, alongside warm oak wall panels and clusters of tan and amber furniture that create a generous, welcoming ground floor. The dark ceiling helps draw these tones together and ground the space without making it feel enclosed. As light changes throughout the day, the OB50 perforation creates a soft texture that gives the surface more depth.
The same system continues into the lift lobby, where it works with a more directional, enclosed space. Here it sits alongside oak cladding helping keep the design consistency through the circulation route.
The SAS hook-on system also responds to the practical demands of a building at this scale. Hinged access allows panels to be opened safely for maintenance, providing straightforward access to services above without damaging finishes or disrupting surrounding areas. This is a key requirement across both reception and lift lobby zones, where services density is high.
Working closely with the project team throughout ensured the ceiling solution felt fully integrated with the wider design intent. The end result contributes to a calm, coherent arrival experience aligned with the ambition of one of the City’s most significant new workplaces.
